1. Who we are. Alder Vacation Rentals LLC ("Alder"), 152 N 100 E, Alpine, UT 84004, a short-term rental management company.
2. The website. Content on aldervr.com is provided for general information about our services. Using the site or submitting an inquiry does not create a management relationship; management services are governed by a separately signed agreement.
3. Performance information. Revenue and occupancy figures shown on this site are actual historical results for specific properties we operate, for the stated time periods. They are not a promise or projection of results for any other property. Short-term rental income varies with market, property, and season.
4. Communications. Submitting a form with SMS consent authorizes us to text you about your inquiry (see Privacy Policy; reply STOP anytime).
5. Intellectual property. Site content, branding, and photography are owned by Alder or its licensors; do not reuse without permission.
6. Disclaimer and liability. The site is provided "as is." To the fullest extent permitted by law, Alder disclaims warranties and is not liable for indirect or consequential damages arising from use of the site.
7. Governing law. Utah law governs these terms; venue is Utah County, Utah.
